While Kissimmee Florida has been reloading after the justice department punished Florida's top foreclosure attorneys, we are finally seeing the foreclosure process start up again in Kissimmee, Florida after an eight month foreclosure moratorium.
Inventories are at a three year low and there are not enough homes for the buyers. This is causing bidding wars again with foreclosure properties selling well above list price. That is not a problem since these properties are being listed 20% below appraised value. So, if you get a home and pay 10% over list price, it is still a discount. The savvy buyer understands this and they are the ones being successful in acquiring these homes.
The sheriff's auction has started to heat up and the retail side will follow. With an influx of homes heading to the market in the fall, expect prices to dip again. I have read speculation that the housing market could loose another 20% in value in 2012. I think these numbers are inflated. But there will be a dip. Unless the laws of inflation curve it upward. That won't be good either because that would affect more than the housing sector.
