Arbors at Pelican Marsh is made up of single family estate homes. These homes were originally developed in the mid to late 1990's. These homes tend to be 4000 square feet and more and lots are generally close to an acre in size with expansive views and privacy.
Arielle is a carriage home community. These condos have one and two car attached garages and range from 1560 square feet to 1988 square feet. Many have pretty lake views. There are 238 condos in all and this is one of the most affordable subdivisions in Pelican Marsh.
This small single family neighborhood in Pelican Marsh is made up of 35 luxury homes. Homes are generally about 3000 square feet.
Bay Laurel Estates is a luxury neighborhood including 43 lots within the development of Pelican Marsh. Homes were built from 2000-2003 and are 4000+ square feet. Owners appreciate the low density, privacy and unique architecture.
Clermont is one of the more affordable communities within Pelican Marsh. This condo development was built from 1996 to 2001 and includes 148 units. Many of the newer condos include a garage and units range from 1700-1900 square feet. Some of the units have great golf views and others have water views. The neighborhood has its own pool.
Egrets Walk is a condo community within Pelican Marsh. Condos range from 1600 square feet to 1850 square feet and include a garage. This subdivision was developed in the mid 1990s and has its own pool.
Estates at Bay Colony is truly one of the finest communities in Luxury Golf course living! Homes were originally built from 1999 through 2003. Even now, this gated community within the gates of Pelican Marsh has a wonderful reputation for luxury living. Top-notch golf, privacy, estate homes, and the best in country club living are the highlights of this community and delightful lifestyle. As you drive through the gates you will be struck by the attention to detail including the brick paved streets as well as the lush landscaping. Home sites are generally about ¾ of an acre and homes range from 6000-10,000 square feet.
Gables is a single family home community in Pelican Marsh. Gables is a collection of 51 homes bordering the US41 entrance. Homes were built 1996-1999 and are generally about 3000 square feet in size.
Grand Isle features a collection of 51 single family homes with golf course and lake views. This Pelican Marsh neighborhood was built in the 1990s and are about 3000 square feet on average.
Island Cove is a collection of single family homes in Pelican Marsh. The homes and lot sizes are more on the modest side in comparison to some of the other single family neighborhoods within Pelican Marsh. However, the views and homes, which range from 1700-2700 square feet, are pleasant and private.
Ivy Pointe is located close to the Golf Club in Pelican Marsh. These 46 single family homes are aligned one dead end street, Ivy Pointe Ct. There are lake views and golf course views. There ranch and two story homes with the average floor plan about 2500 square feet.
Les Chateaux is known for its excellent views. This is particularly true for the 3rd floor units. There are 99 condos in this Pelican Marsh neighborhood. Floor plans range from 2216-2515 in square footage. Some units have views of BOTH Ritz~Carltons! Units include garages.
Marsh Links is located along Permission Dr. The community is one of the premiere single family neighborhoods in Pelican Marsh. Each of the 36 home sites is unique in its architecture and design. Homes are generally about 4000 square feet and were built around 2000.
Mont Claire is a low density coach home community in Pelican Marsh. Although, deeded condominiums this neighborhood gives you the space of a single family home. Many units come with a 2 car garage and floor plans range from 2060 to 2748 square feet.
Muirfield at the Marsh is a collection of 43 single family homes aligned along Muirfield Dr. This unique collection was built from 2000-2003 and range from 3000-4500 square feet. Homes are for the luxury buyer and offer some of the premiere lots and views in all of Pelican Marsh.
Osprey Pointe is a carriage home community located along Whimbrel Watch Ln. Units are one floor living but are first are second floor. Many of these units get sold ‘Turnkey' which is a draw to buyers. It is possible to add an elevator to 2nd floor units. Every unit comes with an attached garage, some a two car garage. Ravenna is a nice condo enclave with its own set of gates. The draw to owners is the affordability as well as the distinct views. This is a collection of coach homes ranging from 1600 to 2000 square feet. These Pelican Marsh condos come in first and second floor units and offer 1-2 attached garages. There are 4 units in a building so every unit is an end unit.
Savanna is a quaint single family neighborhood in Pelican Marsh. Homes are smaller than others and range from 1600-2100 square feet. There are 39 homes making up this subdivision along Marsh Run.
Seville at Pelican Marsh is a collection of condos and coach homes ranging in size from 2,402 ft² to 1,802 ft², with the average Seville condo being about 2,252 ft² square feet.
Sweet Bay is one of the first developed communities in Pelican Marsh. Homes are distinct and the landscaping is lush. These estate homes tend to be about 4000 square feet and offer charm as well as unique design.

Watercrest is made up of 46 single family homes. This Pelican Marsh subdivision features easy access to Airport-Pulling Rd. Homes were built between 1998 and 2002 and are about 3000 square feet on average.
