2010 Real Estate in Review

The southwest Florida real estate market is back for sure! For three consecutive years the region (Naples and Bonita Springs / Estero) has posted increased sales. Why? Price.
Naples 2010 sales volume is 89% of the peak volume of 2005
Bonita – Estero 2010 sales volume is 86% of the peak volume in 2005.
Sellers: If your property has been on the market for longer than six months review the listing price carefully based on closed-sales comparable properties.
If you are planning to list your property for sale soon, be sure to do the same analysis and price it to the market – i.e. what buyers are paying for properties.
Buyers: The time is never better. Increasing sales, decreasing inventory, soon the last piece of the cycle will come into play – prices will begin to increase, eventually.
