Dump trucks, cement mixers, roof trusses and cranes...they're back

A clear sign of the times. In south west Florida, these days, we don't need the economists, pundits, and other talking heads to tell us what's up with the housing market. The boomer generation is coming and they are taking advantage of the prices. Just look at the data over four years:

The peaks are the month of April each year. Total volume of closed sales is the top blue line. We are in a highly seasonal market, but overall rising from the "housing swamp" as described in a recent Bloomberg article.

Single-family home prices turned the corner a few months ago, condo prices are just starting to climb

Median prices reflect the price segment buyers are buying.

As for the dump trucks...they're in motion. On a recent trip to the Fort Myers airport around 10PM I observed multiple dump trucks coming and going, empty then full, from the quarry for aggregate. Late night trips are mostly road work but the next morning they where everywhere on the interstate. Every development in the area with new construction is building - dump truck, cement mixers, and cranes all over. These past two weeks I found myself driving around the construction congestion all the time.

Signs of the times and all good.
