This issue will cover 5 useful tips to speed up the sale of your home. If you’re reading my blog, chances are you have already made the first winning decision: hiring a knowledgeable agent that will work towards a satisfactory sale.

Here are some things you can do yourself and won’t hurt your pocket, so we can work as a team in making the sale happen.

The Price has to be RIGHT. We all love our home and it is worth so much to us that we would not want to ask for a penny less than what we think it’s worth. However, the listing price has to be determined taking different factors into consideration. We will analyze the neighborhood and the similar homes that are for sale, as well as the recent sales to make sure the price is fair and reasonable to other agents and, ultimately your prospect buyers.

Pre-Punch List. Those little repairs that never got done could become huge objections to your prospective buyers. It would only cost a few dollars and little time and will certainly make a difference on passing that inspection. You may even want to get inspected prior to the sale so you can be sure everything is in order. Letting your potential buyers know your confidence will make a huge impact, as well.

This is referred to as “staging” and consists of finding the focal point of the room and making sure it is properly highlighted. You can do this yourself easily; there are tons of resources all over the place. Staging will include making sure the home looks spotless and smells clean. It will also require to rid your space of objects or furniture that make the space look cluttered or crowded. Items that link the place as “yours” or that reflect your personality and taste should be replaced for neutrals.


Neutral, never Empty. Studies have shown that clutter is not a Seller’s friend, but empty rooms aren’t either. Some furniture actually helps the Buyer to have a reference to determine how large a room is.
