Once in awhile some sellers will ask me this question usually due to improvements that they have made to their home.

The answer is not an easy question to answer. There is however a common denominator and that is is anything that improves size, function and attractiveness to the general buying public will typically increase the value of the property. However there are limits.

Room additions tend to have a strong return... but not a 100% return. They must conform to the original house in design, while those that look “added on” will not bring as much value. Extra bathrooms and upgraded kitchens are a strong plus but in this market not a 100% plus. Sometimes it is a challenge to break even on new carpeting, a swimming pool, or a fireplace.

It may be what your family desires but not what the next family needs or wants. More importantly it may not be what a homebuyer is willing to pay extra to have. When preparing your home for sale, it is best to keep your expenditures for major improvements to a minimum.

The more financially conservative you are in remodeling investments, the greater your potential profit margin becomes.
