New Smyrna Beach - City Planning & Zoning at it again with beachside down-zoning

The city P&Z meets Monday night June 2nd. The old proposal to down-zone B4 ocean commercial properties to limit building height to 4 stories, down from 9, has developed legs and is walking again. B4 district allows condos, hotels, motels, restaurants and real estate offices. Reducing oceanfront building heights, a "vision" of some city fathers to preserve the beaches, has been a controversial topic for some time. It has been sent back to P&Z staff several times in the past but seems to get new legs from time-to-time and walk out of the blue. Down-zoning without compensation is seen by many as a taking of personal property rights rights.
