Dr Phillips - the Jewel in Orlando's crown for real estate

The Dr Phillips area of South West Orlando, is home of a number of sub-divisions that have been doing very well despite what you may read in the media!

If we look at Brentwood Club - a community of just 110 homes, all with real tile roofs and all on large lots.

Since the beginning of 2008, three homes have been listed and sold in this community, with the two most recent ones producing an average on market time of just 21 days! The average for the city is 121 days.

Two more are currently under contract, but not yet closed and six are currently for sale - none of them short sales, but there's a bargain or two nevertheless. Homes range from $500,000 to $900,000 in this community which is zoned for Bay Meadows Elementary, Southwest Middle and home of the Panthers, Dr Phillips High School (where I coach ladies tennis every Spring)!

Moving just a little further south, brings us to Turtle Creek. This gated community is zoned for all the same schools as Brentwood Club and is also very close to all the best restaurants in Orlando.

This is a larger community and homes are more varied, ranging in price from $400,000 to $4,000,000!

Nine homes have sold in this community this year and two are currently under contract but not yet closed.

There is a real bargain in here right now at $359,000. It has three bedrooms and two baths (small for Turtle Creek) and almost 1900 sq feet.

At the other end of the scale, we have a five bedroom, eight and a half bathroom estate on over 8,000 square feet with lake frontage to the Butler Chain of Lakes.
