Dr Phillips real estate - rising above the slump

The Dr Phillips area of South West Orlando, is home of a number of sub-divisions that have been doing very well despite what you may read in the media!

If we look at The Reserve at Cypress Point - This is an excellent community with tiled roofs on all the homes inside the gate.

Since the beginning of 2008, five homes have been listed and sold in this community, and currently there are two more under contract and a total of fourteen for sale.

Homes range from $749,000 for a four bedroom, three full baths and two half baths in 4,000 square feet and a pool, to $1.7m for six bedrooms, seven full baths and 6,000 square feet and a pool. The community is zoned for Bay Meadows Elementary, Southwest Middle and home of the Panthers, Dr Phillips High School (where I coach ladies tennis every Spring)!

Moving just a little further north, brings us to Vizcaya. This gated community is zoned for all the same schools as Cypress Point and is also very close to all the best restaurants in Orlando.

Nine homes have sold in this community this year and three are currently under contract but not yet closed.

There is a real bargain in here right now at $410,000. It has three bedrooms and three baths (small for Vizcaya) and almost 2200 sq feet.

At the other end of the scale, we have a six bedroom, eight and a half bathroom estate on just under 7,000 square feet with lake frontage.
