Being a Mortgage Broker in South Florida (Palm Beach County) and with the Market shift from purchases to Refinance of current loans I think maybe the heat gets to people. Then again, maybe it is myself who is getting older and the older I get the more stories I have heard but just tell me the truth.
I have a reputation as the "Go To Broker" because of my research and the time that I will spend on a file to make sure it works for all parties. So many Clients feel that we just work for them yet they fail to realize or job's are really to work as a middle man (Sorry Ladies) between the Investor (Lender) and the Client while we stay in the middle. For those of us who have been through a divorce we really are just a mediator.
Now to the Reader Digest Version: Below is what really sets me off when speaking to a client who wants me to help them.
My Answer: Maybe the other 9 Brokers told you the Truth and you Could not handle it
My Answer: I would think of myself as above the rest but 20 Brokers? Maybe You Can't Handle the Truth
My Answer: Sounds Great To Me! You Obviously Can't Handle the Truth
My Answer: Obviously you can't handle the Truth. Where those things yours?
Sorry if this sounds like a vent but it really is. I have hear every story out their and how it is always never their fault. Maybe these people should step up and except the Truth. I will go to the ends of the earth to help a client and never charge any up front fee's as long as they are honest with me. Once the lies start I just feel, if they really want to go that route I have over 20 years of Sales and Sales Management experience and this would not be my first Rodeo. They want to get down and dirty I could show them things that would make their head spin but why? I am Licensed by the State of Florida and why would I jeopardise my lively hood and my freedom to help these liars?
These People Can't Face the Truth because they Can't Handle the Truth
In Closing, when your speaking to your Mortgage Professional be honest and upfront with them. When going over your closing costs the companies you are shopping should all be very similar if one has a huge difference maybe your setting yourself up because you are not ready for the truth about the costs that are involved. Remember nothing in Life is For Free and everyone who works does expect to get paid for their work.

Oh Mercy, I feel your pain. Your 'venting' reminds me of some homeowners I've met that damn the mortgage company for foreclosing on THEIR house; or how they expect to walk away with tons of cash but seem to forget that they've been living RENT FREE for 6 or 7 months....

Interesting post. There is a saying in the business, "Buyer's are liars." Sometimes it is true...they just flat out lie...waste everyone's time...including us Realtors. However, I believe MOST buyers are just unconsciously incompetent....they don't really know what they think they know... which is why we need to educate them in the the ENTIRE home buying process INCLUDING how we get paid for our hard work, shared knowledge and representation. They are so misinformed by so many companies competing for their business that they really don't have a handle on the truth or all the facts that will lead to a successful home purchase. It is up to us to weed out the truth from fiction for them.
After all is discussed and I do not feel there is a mutual understanding and respect for what I do and how it is done, I will cut them loose and move to the next prospect. It has been my experience that when I spend the time going over the ENTIRE process and answer all questions, I see their light bulb go off and a great relationship is born. I have learned through the school of hard knocks to disipher the serious buyers from the not so serious buyers. I have to admit...the times I got burned was when I took it for granted that they knew better so I did not go over the ENTIRE process with them before I committed to being their Realtor. Prospects may choose to work with me or not but I have the same choice as well. I may choose or may not choose to work with them.

Neal, I believe it goes both ways Neal. If you are an (Beep) than you know what, move on. As much as I would like to earn your business I do have self-respect.
It sounds like picking the 21st Realtor(R)..Ive heard this as well. I told a guy to try on his own and if he was only willing to pay me nothing..hell get nothing in return.
Nice vent! People just don't get it sometimes and frankly I don't think there is much that can be done to ensure that they do. Doesn't mean we shouldn't stop trying though.
Neal, Great advice. So I take it that is ok for a Realtor to ask to be paid for their work would this be ok for a Mortgage Broker as well?

I have no shame and I have healthy boundaries. If I found out that a client is lying I have no alternative to confront them and tell them that I will not jeopardize my license and my morals and values for anyone or anything!
I just can't handle dishonesty. Even here in cyberspace. Be real.

Of course...if you earned the pay why not get it. I just think sometimes we are taken advantage of when we should be told we are worth every cent and deserve a little respect. The problem is sometimes the client has this premise that we are always the bad guys...and I'm talking about both our industries.
Neal, I agree are time is worth money. But people feel that our time is not worth much all I do is just punch numbers in a computer and that is it. We need as an industry to work together on both sides Realtors and Mortgage people.

Matt-great post. Yes truth will lead the way! Yet it is hard for people to accept the truth...is it ego or pride? Or is it selective hearing and listening? Not sure..but I rather have it laid out for me! If you are going to work with me expect the truth ....and if you don't like it...find someone whose truth matches yours. I was feeling your frustration.....feeling it!
