Pembroke Pines Florida-Grand Palms single family home Real Estate Market report as of July 2007

Pembroke Pines Florida-Grand Palms Real Estate Market Report as of July 2007

Recently we have noticed that a few homeowners are trying to sell their properties on their own and wonder if it makes sense...

First....you eliminate thousands of Realtors who may have buyers waiting for "just the right home" by excluding yours because it is not offered though the MLS service.

Next...you expose yourself to the emotional roller coaster of opening your home to a host of "unqualified strangers" lengthening your time "on the market"and trying to negotiate to a reasonable price, giving up your weekends to host "open houses" and creatively advertising in all the right places. Do you have websites that reach thousands of potential buyers 24 hours a day?

Who will hold the deposit, arrange financing, appraisals, closing, moving dates, inspections? Will YOU be in charge of keeping both parties on the right path towards a smooth and successful closing? We won't even talk about the buyers who are "desperately seeking owner assistance" or the "just needed something to do this weekend shoppers"

Great market update Neal.  In your opinion, how can a seller avoid being just anothe listing in Grand Palms.

Hi Leah

It needs to be priced right and and marketed aggressively.

We dont have nearly as many FSBO's in Hawaii as there were a few years ago.  Much more popular are the flat fee, discount etc...companies.  Those are great points to make to FSBO's if they are thinking about heading down that road.  Just letting strangers into the house is dangerous enough.  Too many freaks out there to take that chance.

It is similar to expired listings that did not sell as well..sometimes I receive calls from homeowners who want me to take the listing after the last agent was not successful..but it still is about pricing it right and a look at how much inventory there is. Thanks for stopping by.

Pricing is the key in this market. I feel bad for those FSBO's going it alone!

From my home development, Alhambra, we have seen numerous homes go on the market, many started as FSBO onyl to end up with a realtor later.  Why waste the time?  I do not remember the last FSBO sale we had go through.

Pricing it right and patience is the other key.

Thanks for stopping by all.
