It`s easier to make up you`re own rules in Real Estate, I guess!


The Rules of Real Estate seem to be tossed aside in many instances. I always thought when a Realtor contacted another Realtor they identified themselves, not anymore!

Last night one of our agents received a call from a person who was interested in viewing our listing. They went ahead and scheduled an appointment to view the home.
The agent asked all the "Right" questions to this person assuming this person was a "Buyer" not a Realtor".
When our agent went to the home to meet what they thought was the "Potential Client" , they were greeted by the Realtor and their client!
Apparently, the person who made all the arrangements to view the home didn`t realize they had to identify themselves as a Realtor.Hard to comprehend!
Our agent was upset, I don`t really blame them, the other agent thought nothing of it!
They wanted our agent to open the door and leave!

More and more we`re receiving very strange requests from those who aren`t trained. For example on the MLS our showing instructions clearly state to contact our "Listing Office" for all showing instructions, think it happens? We have agents contact us for directions to a property when it clearly indicates on the MLS how to get there, often times agents seem to not know how to open a Lock Box,forget about placing a CBS code on your ELBX.
When it comes to writing offers, many agents seem to forget sending a pre-qualification letter, escrow letter and closing date.
The rules of Real Estate seem distant to many!

I guess it`s easier to "make up you`re own set of rules" and get peeved when others don`t follow them!!
Scary, when it comes to having a Realtor return your call! Many seem to be too busy!
It`s happening more often than not!

Having a license is one thing, not knowing what you`re doing is another!

It`s easier to make up you`re own rules in Real Estate, I guess!

Have you ever went through the drive-thur window at McDonald and the order be wrong? Some people don't care, and Realtors are not excluded! I live by the 80/20 Rule, 80% should not be in Real Estate Sales, 20% should be. Give'um Hell and call their Broker and give them Hell too.

Some just license themselves to an office as the Broker of record.

They can only behave badly if you let them.  The agent who received the call will never make the mistake again of not asking, are you a buyer?  The problem with Showing Instructions, as least where I am, is that you have to call the listing agent to find out what is going on with the property - if you call the office and they tell the property is available they may not have the latest information and so the problem.

That is nuts. Whycould that agent not get in with the MLS key? You said your agent asked all the right questions. What did the other Realtor say when your agent asked if they had been prequalified for a mortgage and with whom? Regardless the Realtor should have identified herself.

I agree with Scott and his 80/20 rule.  I wish ther was a way to get rid of that 20.  Some brokers do not care either - any business is better than no business.

Scott, Scott, Scott.  That wasn't an agent who didn't know the rules about an agent identifying themselves.  That was a licensee who hasn't joined the board, got access to the MLS and doesn't have an access key.  That was an agent living off the backs of all of the rest of us. 


In fact, where is there any indication that the person calling is even an agent????


I get calls from my IDX site regularly from agents who expect me to show their buyer "client" a home.  Of course, I'm not the listing agent but they don't even have the knowledge to understand that. 


I've learned to identify "ghost" consumers when they call.  Would I have even opened the door for that agent with the buyer??  Not unless and until they showed me their pocket card.

Are you sure they know what a pocket card was or that they should even care it.

I think this agent was in my neck of the woods over the weekend :-)   Almost identical scenario with 2 exceptons:  I wasn't the listing agent.  (She pulled the listing off of my broker recpriocity site) and when I dug deep enough and found out she was an agent she was mad that I still wouldn't make the call and set up the appointment for her.


I'm with Lenn...have a feeling this agent wasn't either licensed yet or just hung her license at a brokers and wasn't actively practicing.


 

Yes, I too am wondering if that person is even an active agent.  I would call the Broker.

One thing is clear.

I love the agents who yell at me when they want to discuss listings on the net!


I keep telling them to look on the MLS for our active listings.


It`s too hard for them,when they don`t have MLS...Easier for them to blame me than the Broker whom they hang a license with! 

Scott, when I was carrying a lot of Residential listings, I had this happen a bunch. I took a page from Lenns book, and just said No, I don't show houses for other peoples clients without a showing agreement, or listing agreement. The fact that I was to do both sides of the deal for half the money seemed OK to them...


I used to love the lines..I already know everything about the home, I just need to be let in...I would say, then can you tell me which brokerage you work for, so I can verify that you are a local Realtor...Ohhhhh Noooooo..They would say..I have a lic, thats all I need to get in the homes....ur listing agreements spell ut co operation with other Co-operating agents.....If I have to pay my dues to belong to the board, then so should they....


The only time I would make a difference in the rule is if they did belong to a board, but not mine. Out of curtesy, I would then make every effort to work with another Realtor, as we have pledged to do. I expect and recieve the same courtesy when working outside of my area as well. I always start my conversation with who I am and what brokerage, and if I am out of my jurisdiction, I tell them what board I belong to....Seems to eliminate all issues up front.......See ya soon Scott

There should be a mandatory refresher course for agents in this situation...it's called disclosure for dummies in RE.

The first thing that came across my mind was are they a REALTOR?  Do they have MLS access?  Are they a member of the local association?  If not this could be why they are acting the way they do.  Just wondering, they may need you for access to the home.

I had similar instances of Agent failure over the last two days and just wrote a post about it. What is going on out there? I have never seen it as bad as this!

Scott, sounds like there are some agents out there who don't belong to the MLS. I see this as a big problem, but I think I would also be concerned with agents who don't belong to the MLS and might go around the listing agent directly to the seller to show the property.

Amen  Scott! - I always identify myself first! 


One of my biggest pet peeves is feedback...  No one gives it.  It takes 1 minutes to answer the questionaire that is sent to REALTORS that show a property I have listed and they don't do it... 

I think it just comes down to the fact that some agents are just lazy and others are untrained to standard practices and common courtesies.
