In 2010 more listed single family Pinecrest Florida real estate sold, 188, than in the peak years of the Pinecrest Florida real estate market! Closed sale prices ranged from $240,000 to $3,998,000. Of the 188 sold properties, 27 were short sales, selling from $270,000 to $2,350,000. 13 sales were foreclosed properties selling from $240,000 - $2,050,000. Even though 21% of the Pinecrest Florida real estate sales were distressed sales (short sale/foreclosure); that is better than in Miami-Dade County where as a whole 60% of the sales were distressed sales.

The average sales price of a single family home in the Pinecrest Florida real estate market in 2010 was $1,043,677, compared to 2009 when is was $976,315, that is an increase of 6.9%!

Consistently the $1,000,000 to $2,000,000 price range has been, and still is, a strong price range for the Pinecrest Florida real estate market. The difference in today’s Pinecrest Florida real estate market is that you get more house and/or land for the money than at the peak of the market.

A figure that pops out at me is the 8 homes sold in the $3,000,000 to $3,500,000 range!
