OK, tell TLW that one can laugh their arse off, as I just did so. Unfortunately I have a sinus headache for day 3 now, and this just set me back a bit on the control of the whole headache thing!


But, what I have to know is.... are you sure you are not writing this for a listing agent?

You have to investigate and work on all these things. The word foreclosure almost has the same reaction as a going out of businedd sign in a store. Peopler rush i for the "Deal" and lose there good sense. Thanks fo rthe post and the reminder

Well ... it seems as though there is a bit of work to be done.  I hope that whoever bought this property had access to these photos before they signed on the dotted line.  I can't fathom buying a house over the internet, sight unseen.  Just boggles this old brain.

Love the post I have never seen grass that high in Florida, wow! And the spacious kitchen sure is roomy. You dont have to worry about those silly cabinets that clutter up the space :) Im sure you got a good deal though.

This is why so many buyers are afraid to buy anything sight unseen- we are their eyes and ears to local Real Estate- since so many of our buyers are from out of the area- I ALWAYS visit ones that they are potentially interested in purchasing...most times they are very disappointing but..every once in a while there is a pleasant surprise.

Bryant great post.  Let the buyer beware, especially the greedy guy.  But, it all boils down to price.  At the right price this home may be a gem.  At the wrong price, some one could be in over their head.

Hey, that's not so bad.  At least it is stripped clean.  Around my 'hood it is more common to find 17 dumpsters full of rodent infested trash and debris.  :-)

Bryant - It looks pretty clean to me. You can just add a few personal touches to make it your home. We don't have as many Bank owned property here in Tennessee, but I did show one in January that had water running under the front door due to water pipes freezing during the cold night.

Good grief!  Or maybe bad grief!  So is the listing agent in any kind of hot water over this one?  Still, I can't imagine buying anything sight unseen unless I really knew and trusted my buyer broker.  This house clearly needs a lot more than landscaping!

Like beauty, TLC or total rehab definitions lie in the beauty of its beholder. I know I'm being sarcastic today. But I know you get what I mean...

Um, I think it needs a little touch up paint, and the carpets definately need to be cleaned. Other then that, I think it should sell pretty quickly, Great condition! :) Btw,  A little agent to agent advice, if you do sell that home, make sure your home address isn't in the phone book, you may just have an angry person throwing bricks through your windows! Just a thought...

Oh you forgot to mention, spectacular yard, with jungle like habitat. Including small and large beasts roaming in plain daylight, with a zoo like atmosphere! (The small beasts are the cockroaches, and the large beasts are the 5lb rats!) 

Hey guys. My buyer actually placed this property under contract today. We got close to a 25k discount for the condition so that's not too bad. 


The REO agent that has it listed callled me to make sure we had seen it. It seems buyers kept getting it under contract only to walk after looking at it. Not sure why they just didn't disclose the repairs needed in the listing. In my market you don;t have time to look at foreclosures if you want a deal. Get your offer accepted then go look.

BB - Looks like a "contractor" special. Or a great deal for an investors - spend a few bucks then relist. It actually looks a lot cleaner than a number of properties I have seen recently.

Uh, that's really bad.  I hope there were several photos in the MLS to highlight the home's "features" or lack thereof.
