I know it's hard to believe with all the news reports and market updates from all the "EXPERTS?" but homes are selling and they are selling for FULL PRICE or BETTER!!!!
That is, homes that are priced right to begin with are selling for FULL PRICE or More.
With dozens of INVESTOR CLIENTS,. it takes more time to get the clients to believe they need to offer full price than it does to find them the bargain homes to begin with.
With every buyer in this market, we start with the low offers on bank owned and short sales. They need to lose a couple of deals before they will listen. NOT ALWAYS BUT MOST OF THE TIME!!!!
If you are looking for a bargain. STOP AND THINK - "IT MAY BE A BARAGIN AT THE LIST PRICE!!!!!!!!!!!!!!!!!!!!!!!!!!"

I see bargains lost every day because the buyer won't listen. They they end up purchasing their 2nd or 3rd choice.
I think buying the investment property you want at a 30% savings is better than buying your 2nd choice saving 35% or 40%.
THE KEY IS - IF YOU LIKE THE 1st CHOICE BETTER - THE CHANCES ARE - WHEN YOU SELL IT - THE NEW BUYER WILL TOO!!!
