Hernando County Real Estate Market Report: July 2009

The number of Homes for Sale in Hernando County has again decreased. Closed home sales remained stable and homes under contract decreased just slightly. The sales price range expanded in both directions in the month of July which caused both median and average prices to increase.

Of the homes sold in July, 28 were short sales and 65 were REO or bank-owned properties, and the remaining 88 sales were "regular" sales.

The most sales transactions took place in price ranges up to $200,000. Total sales transactions break out as follows:

Up to $99,999: 62 sales

$100,000 - $199,999: 100 sales

$200,000 - $299,999: 11 sales

$300,000 - $399,999: 5 sales

$400,000 - $499,999: 1 sale

$500,000 and above: 2 sales

Sold July 2009: 181 (up one from June 2009)

Price Range: $15,000 - $512,500

Median: $109,000

Average: $123,347

Average Days on Market: 118

Currently under Contract: 481

2. Vacant Land

Hernando County Waterfront Land for SaleInventory of Vacant land for sale has also slightly decreased again. In July there were only four closed vacant land sales. The lowest price of $10,000 was achieved for a 10 acre tract of land, the highest price was for a 28 acre orange growth.

Price Range: $10,000 - $550,000

Median: $21,000

Currently Under Contract: 24
