Getting Your Home "Dressed to Sell" in Venice Florida...Part Four: "View from the Foyer" Sounds like a movie title, doesn't it? Well, there are several VIEWS inside that are critical to the buyer-customer, but the immediate view upon opening the entry door certainly qualifies as the "bait" for further scrutiny and "hook-setting", so to speak. One can tell a lot about the current owners and their care, or lack of, for the subject home.

Assume that the "View from the Foyer" is the most important of all and that the prospects will leave, without looking further, if they are not "turned on." Said in another way, assume that you have but one chance to get the "hook-in-the-mouth" and that takes place two to three steps inside the entry doors. Will this assumption change your approach to Getting Your Home "Dressed to Sell" in Venice Florida? Of course, it will. You know now that my stressing of this View signals that I am usually "turned off" at foyer because all the focus went to the kitchen and master bedroom, and that I have had customers almost spin on their heels with total loss of interest in a home that should have rated high on the list!

  • If you have a pool, you are In-Like-Flynn,(or is it Flint?) as nothing turns a customer on like a pool....IF it is crystal clear clean;
  • All clutter will be removed through the full view. If there is a chair that looks out of place or crowds the view, move it to a bedroom or garage;
  • The carpet, ceramic tile or wood flooring will be clean, like you were expecting the Queen;
  • Here is where you want a FEW of your best art pieces, if possible;
  • You probably already have a mirror or two hanging to make the area look larger, if not go buy an inexpensive one or two and position it to image the pool from an angle or two;
  • Aren't you proud that you personally cleaned the interior window glass, doesn't it set the stage of elegance;
  • So, you also get kudos for moving the doggy bed and toys out to the garage or lanai (in the corner). A pat on the back, too, for storing most of the family photo ‘gallery', knowing that no one but you want to have that sight in view; and;
  • You are on your own, for the last minute stuff, like newspapers, magazines, cup/saucer and clogs over by the Lazy Boy. Did I hear the doorbell? Just in time, AGAIN!
