Getting Your Home "Dressed to Sell" in Venice Florida...Part Five..."Oh No, Here Comes the Kitchen"

Here we are again Getting Your Home "Dressed to Sell" in Venice Florida, and I call your attention to the Sellers that have have become real friends and hard-working troupers as we "dressed" their home for sale. I am definitely impressed with what they have accomplished with their cleaning of concrete and roof. The landscape addition certainly has added value, and their rearranging of furnishings from th foyer view has certainly been a sales agents dream, for cooperation. Now, let's look at the Kitchen, knowing they'll be champs again! Common Sense, or sometimes called Un-common, prevails with all-hands thinking like Buyers, not Sellers!

  • Deep Cleaning is the name of the project again. Buyers sure turn off when seeing grease or other grime, don't they? Leave no Crumb, Spot, Stain or Imperfection un-turned...Clean it and Clean it thoroughly. Sorry, but this is a must in the Kitchen;
  • The OVEN is the featured tell-tale as to the Sellers cleanliness, right? Nothing turns off potential buyers like baked-on, run-overs on the racks and bottom of the oven! You have got to invest oodles of whatever it takes to clean the insides of the oven and the stovetop burners. The burners can be repaced or $30 or so, but the oven has no short cuts, short of replacing the Range/Oven entirely;
  • What about the Dishwasher, you ask? The D/W is not nearly as critically scrutinized as Ovens, but if the Racks are badly rusted, with rack-elements breaking off, then you may be wise to replace the whole unit;
  • Click me to find newer Appliances in your area! This link will take you to the popular Craig's List which will give you a likely chance to update your Range/Oven, at reasonable prices, if that sounds like a good solution to you. Lots of other Household Furnishings are listed there as well and usually in your county;
  • Clear the counter of anything that is not necessary on a daily basis, maybe the seldom used toaster, grinder, etc. Polish the Stainless Steel faucets and appliances. Clean and organize the Refrigerator-Freezer like you do on your once-annual cleaning frenzie!
  • Do a number on your cabinet doors, using both your favorite cleaning product and your soft polishing cloth. Tighten all drawer pulls and door knobs and hinges (align if necessary). If you found stuff 'falling' out of any cabinets, more organization to make the space look more than adequate, is in order. Sorry!
  • Did someone clean the top of the refrigerator. Tall guys like me see it as we walk into the room. Thanks!
  • No, I did'n't forget the Floor, which in Florida is usually Ceramic Tile. The grout is probably dirty-looking unless a beige tint was selected at installation. Grout is hard to clean, even with stuff they sell as 'Grout Cleaner', but do the best you can to make the floor a non-distraction. You may have a chip or two out of the tile beneath the utensil drawer where a knife fell. Use an appropriately colored felt-tip pen to touch-up the chips, and take away the visual.
  • I will close this Post with something no one else will probably suggest. The subject is Fluorescent Bulbs. Have I lost it, you wonder? You have been distracted before, I suspect, when a kitchen has bulbs of more than one tint, right? I suggest that Cool White are best and all should be of the same tint. The off-white ones called Soft White, etc. do not brighten the kitchen as much as Cool White's do. Got it? Great!

OK, I have given you enough to work on today and to earn your Cabernet this evening. Keep up the good work, all the while reminding yourself that what you are doing is improving your property's "rank" in the housing market, hopefully increasing its value and/or desirability.
