FORECLOSURE LISTS and how to find them

The one thing the media has portrayed somewhat accurately is that Florida has been hit hard with foreclosures... That is quite likely the only accurate statement they make.

When looking for lists of foreclosures there are many different sources and many different catches, some scams and some legit. The goal is to acquire you "the buyer" as a customer and sell you a house, not simply to provide a list, so cooperate with that goal if you want to find some nice deals. Many of the MLS (Multiple Listing Service) have a sorting button which allows us to choose bank owned foreclosed homes so we can provide a relatively current list in most areas.

Many agents cover 1-3 counties and know their own county the best, it is recommended that if you are specifically interested in a particular county that you find an agent who knows their own foreclosure market well. Recently I worked with a couple who had been working with an agent in Citrus County and was trying to sell in Marion County. That scenario didn't work very well as the agent didn't have a clue about Marion County and the simply couldn't find the properties they'd seen on the internet.

All foreclosures are not limited to real estate companies but many are so utilize them. Many of the ads placed online are just to catch your eye and get the phone ringing, that doesn't mean it is not a legitimate foreclosure but it is likely that it is only the tip of the iceberg!
