I just read an article that reported buyers are changing their buying habits because of the price of gas. I am sure that is the case in many of the major metro areas where commuters have traditionally taken the long trek daily into the cities.
Such is really not the case in Brevard County, Florida – the long trek, that is.
Although I know a few who commute to/from Orlando (40 miles or so) daily, most folks here can easily choose to live within a reasonable distance of their workplace or favorite recreational spot like the beaches!
Many of my clients look in areas of Rockledge, Suntree and Viera for their new home, especially folks looking at the 55+ communities like Heritage Isle. Or those looking for gated golf course communities like Fairway Lakes at Viera or Wyndham at Duran.
Suffice it to say in the Viera and Suntree areas of Brevard County gas prices are probably not a big influence.
Rather buyers choose Viera and Suntree for things like the new shopping, the new Viera Hospital, several excellent nearby golf courses including the new Duran Golf Club, excellent neighborhood schools, beaches and more.
Viera is home to developments in all price ranges from the low $100,000s to the million dollar plus. There are new construction and re-sale properties. There are gated communities. There are condos and townhomes – something to suit any buyer moving to Florida!
Some choose Viera as a second home in Florida because of the minimal commute to Orlando International Airport when they want to escape for the weekend or the winter!
Higher energy costs are likely to lead buyers to seek properties with energy efficient features which is another draw to Viera – new construction with modern efficiencies!
Sellers, here is something to consider... With rising energy costs influencing buyer decisions if I were a seller in Viera and Suntree I would be checking out my home’s energy features and saving those utility bills to document the efficiencies!
Besides, in this market any marketing edge you can have is a tremendous advantage!
