Top 10 Things to do when you want to Short Sell Property.

Should I list your home as a Short Sale? I would be more than happy to list your home to sell as a Short Sale as long as you want to sell your home as a Short Sale. What do I mean by this?

When selling your home as a Short Sale here in Coral Springs and South Florida there are a number of things that we must get done in order to have success.

How do you define Sucess with a Short Sale? If the following things happen, your chances are pretty good for success:

  1. Compile and submit your Financial documents when requested by your Short Sale Realtor and promptly supply updated financial when requested. Timing is critical with a Short Sale
  2. Get your home ready to sell.
    1. Clean, clean, clean; clean homes sell better and this won't cause you a boatload of moneySelling home as a Short Sale - curb appeal matters
    2. Curb appeal of your home should make the Buyer want to come in so do all that you can to keep it looking good from the curb
    3. Make any repairs that would make your home more appealing as long as they're within budget
    4. Make sure you have many photos taken of your home. The MLS board that I belong to allows 25 photos now. I'll have 25 photos of my Seller's home. Buyer's won't look at homes without photos
    5. Keep it neat and clean throughout the showing period
  3. Keep your Homeowners Association dues current if at all possible. Mounting past due association fees require more negotiations with your Lender(s).
  4. When your home is shown, leave your house; at a minimum, step outside so the possible Buyer can view your home relaxed. A relaxed Buyer has better vision of them living in your home which can lead to selling your home
  5. Allow your home to be shown easily not making it difficult to Buyers by restricting times and days.
  6. Communicate with your Short Sale Realtor in regards to correspondence from your Lender(s) for foreclosure notices.
  7. Don't file bankruptcy in the midst of a Short Sale. Have that determined before you're considering selling your home as a Short Sale
  8. Make sure the Buyer's offer that comes in is not a ridiculously low ball offer. Your Lender(s) will likely not approve a low ball offer. Your Realtor should be pricing your home for sale within fair market value.
  9. Make sure that your Realtor has a pricing strategy if you aren't receiving any Buyer's offers. Short Sale Sellers do not have the luxury of time
  10. Envision a light at the end of the tunnel in which your home is sold, you avoid foreclosure and you can begin to get back on the right track again. Stay Positive!
