When Condominium Associations stop doing their intended job!

How often has this happened to you? A Condominium Association who stops assisting the homeowners, a board President who rarely lives in the Condominium, a Vice President who refuses to return telephone calls and a Treasurer who at the age of 80 is forgetful and doesn`t show up for appointments.

This board is making it difficult for the Homeowners to sell or rent their condominiums and it`s starting to cost some of these homeowners their homes!

I can`t begin to tell you how a Board of Directors can "make or break" your condo?Worse, when nobody inside the Condo wants to take over, thereby allowing this board to run amok without question. So far we discovered the board allowed a "family" to move into the condo with an 80 pound dog, the problem, "Pets were no longer allowed" the rule was changed 4 years ago! It turns out this homeowner is a friend of the Vice President, the scary part, two months before another prospective "homeowner" had a 20 pound dog and was turned down based on the rules.

Next, a college student wants to purchase a condo for $165,000,she`s turned down because the association fears the selling price is too low! They make all types of excuses why they won`t interview her, and finally discouraged after two months of chasing the association realizes this board is "Playing Games".

Last but not least. A homeowner who wishes to rent their condo to their nephew is told the nephew would have to go for an interview. One problem, the board can never "Get Together" for this interview. The family decides to allow the nephew to move in because the board failed to preform their duties. They receive a letter from the board 3 months later, telling them they`re violating the "Rules and Regulations" of the association.

For the record "Selective Enforcement" is against the law. This board is not doing what they were voted to do.They pass judgment on people, they determine who should live in the building and think nothing of the word discrimination. Worse, in Broward County there is no organization to intervene.

This condominium`s reputation with the Real Estate profession is horrendous, thereby making it more difficult for people to sell or rent their units. The day will come when this board is sued for discrimination, when that happens every homeowner will suffer the consequences.

In a retirement community we do business with...we had to meet and personally make sure the seal was delivered in time due to lack of participation hours of the officers in charge.

Neal,

This isn`t a HOPA. This is Condo is located in Davie. The homeowners have no idea what this board will do to the reputation of the condo`s.

Realtors hate dealing with difficult condo`s. This assoc. needs a management company to take over.

Scott...I can not tell you how useless my former condo association was....I was assessed 3 times in 2006...one time was for a $400,000 ugly exterior paint job on our 3 building 3 story...14 units per building condominium.Although there was massive disgust by the residents....they still spent this outrageous money and did not have enough money to pay the insurance.....so we were assessed 2 more times!Just Brilliant!Glad I am out of there!

BLR,

This is the problem, who watches over these boards?

No one watches over them....it is a power thing for them....they have never been in charge of anything in their lives...and half of them can't run their own grocery account.....and they are now in charge of $100's of thousands of dollars...Good Grief!

BLR,

You must know this assoc. You can`t believe who`s in charge.

Management companies are often an improvement over owner-run associations, but I've heard some horror stories about those too.  When buyers purchase something in an association, it's a real crap shoot sometimes!

Eric,

you need a board and homeowners who are active and can over see what goes on inside of their community.

I spent 10 yrs on a brd. we ran it as a business, many don`t understand how a brd works.

Many HOA's will turn over these daily tasks to a management company so the "BOARD" can just do their canned meetings... and also the management company will be more abreast of FAIR HOUSING laws... and won't be doing selective enforcement...

SS,

The first step this assoc. must do is "vote" these people off the brd.

Scott, That sounds about right. I was evicted from a condo I owned (I owned 3) when I was 28 because TLWs children who were 9 at the time moved in with me. I was actually on the Board prior to this happening. I joined the board because they were trying to refuse one of my tenants who just happened to be black!!! I guess she didn't fit their standards. Condo Boards can very easily get out of control. These old folks have too much time on their hands and a little bit of power goes to their head.
