Statistics for Brevard County FL Real Estate, January 2012...

Brevard County FL Real Estate, including single family residential, condo, townhouse and vacant lots:

There were 809 new listings.

There were 296 sold listings.

Average sales price was $147,949.

Average days on the market were 131.

For single family residential units only:

There were 565 new listings.

This is a decrease of 0.70% from January 2011 of 569 listings.

There were 249 sold listings.

This is a decrease of 8.79% from January 2011 of 273 sold listings.

The average sale price in January 2012 was $145,223.

This is a decrease of 7.40% from January 2011 of $156,825.

Average days on the market were 123, a 11.51% decrease from January 2011 of 139 days.

Brevard County showed a 15.67% decrease in the number of total properties ( single family, condo & townhouses) sold in January 2012 compared to January 2011. And, we noticed an increase of 3.12% in average sales price from last year. It appears that we are experiencing a bit of stability in our market. Prices are not dropping drastically as in years past. And, we are finding that properties are steadily moving off the market.

We currently have a large number of investors and some second/vacation home buyers in the market. Buyers still have an interest in relocating to our area because of the Florida sunshine, the Indian and Banana rivers and the beautiful sandy beaches. There are also some nice tax incentives here in Florida. (Please consult a CPA or tax accountant for more info on taxes.)

Today, Brevard County prices are relatively inexpensive compared to neighboring cities in Florida.
