The Active Adult 55+ Real Estate Market Report for January 2012 includes all active adult 55+ communities in Boca Raton, Delray Beach, Boynton Beach & Lake Worth. The report is broken down into detached and attached homes in these senior housing or baby boomer communities.

All information was obtained from the Multiple Listing Service and sold by various MLS participants. It is deemed accurate but not guaranteed or warranted. This report does not include any private sales.

In February 2011 there were a total of 277 homes sold. Here is the breakdown - 58 Detached; 219 Attached.

As of February 29, 2012 were 967 Active Listings for sale in Active Adult 55+ communities in Boca Raton, Delray Beach, Boynton Beach and Lake Worth. There were 181 Contingent Sales, meaning they were under contract but not all conditions of the contracts had been met yet. And, there were 255 Pending Sales waiting to close.

In my opinion, we remain in a price-driven market. Sales of attached homes as well as detached homes rose slightly this month over last in the active adult communities. over last. This could have to do with the particular type model home sold in the community this month. Overall the market showed a slight increase this month.
