Whose job is more important? When it comes to buying a home, generally it takes a team of professionals doing their independent field of work in a timely fashion to get us to a successful closing. All of these team members may not be needed for every home purchase, but usually they are. Of the below list, which team member is most important? - Realtor .... The team member helps the customer locate and buy their future dream home. Or they may be helping them to sell their home.
- Mortgage Broker / Loan Officer ... This team member secures the financing so that the customer can purchase their new home in the most cost effective way.
- Title Company / Closing Agent ... This team member insures that all the required paperwork is filled out correctly for the transfer of ownership. They also make sure that the subject property is clear of any liens.
- Appraiser .... The appraiser makes sure that the subject property is worth what is being paid for it to protect the buyer and the bank.
- Home Inspector .... The home inspector makes sure that the subject property does not have any major defects or safety issues to protect the buyer from bodily harm, future liabilities, or future expenses for unknown repairs. They also determine structural integrity of the dwelling.
- Surveyor ...This team member makes sure that there are no encomberances to the subject property.
Of all the Team members above, whose job is most important? Some of the above jobs may involved more time working with the customer to get everyone to the closing while some may only involve a few hours. Soooo, who is more important? NOT A SINGLE ONE of the above are more important than the other. It takes a team of people & business trades to insure that the buyer gets to a successful closing. Just because one part of this team may spend more time with the buyer does not mean their part of the transaction is more important because NO Closing can occure without a Team. Yes, sometimes not everyone listed above will be used. Sometimes the buyer doesn't need a mortgage because they are paying cash. Sometimes they don't need a realtor because they chose to do it themselves. Sometimes they choose to not have the home inspected, but in a large majority of the home purchases, it takes the whole team to achieve the objective. Do You Have Your TEAM Together for 2008???
