Hello all! As you may know, I specialize in working with sellers. What a trying year 2007 was for home sellers! Since the beginning of '08 I have noticed the market beginning to come to life and certainly in the under $250,000 range. I am currently dealing with 2 multiple offer situations! Of course, to take advantage of the buyers entering the market (or finally getting off the fence) the home must be priced not just "right" but aggressive and condition must be pristine. In Tallahassee, the most transactions occur in late spring, early summer with contracts written in the spring. I will update you with final sales data at the end of the first quarter.
