I'm sorry if your condo is beautiful inside and not in the best neighborhood (sorry by law, I cannot say a word). I know you have redone the whole inside (and it's beautiful)...did you look across the street lately (I'm thinking).
Yes, your condo is very nice. I know you glass enclosed your porch to make a family room, and if I look really hard across the street...you can see some duck's in the canal (a water front view?).
Oh, yes, and you too...I know you live between the Intracoastal and the Ocean and that your place is beautiful, I've seen it...but, it's in the middle...not water front...so "NO!" you cannot expect water front prices.
Then again, I know you have redone the entire condo, you have lot's of closet's and extra storage...but the outside looks aweful...the storage door right outside your front door is falling off (geeze you're on the HOA board...make them fix it) and can you pressure wash the roof of the ...well you know...
What do you do when you get stuck with unrealistic customers???
There in NEVER EVER LAND and you are STANDING THERE BEING REAL!!!!
I guess they're "BLINDED BY THE LIGHT" cause it isn't really all that good! Sorry, very sorry to say!

Karen- When I have clients who are thinking their properties are more than they are, I usually take them on a neighborhood tour. We usually go to see homes that are priced where they want to be--this way they can see their competition for themselves. I have had much success in doing this. Good Luck!

No suggestions from here except maybe to ask them "What do you think I need to do to sell yor property" to find out what they are thinking .....But this may open another can of unrealistic worms.

That's a great idea. Unfortunately, she said she "crunched" the number's and that the price we have it listed at is what she need's to get out of it...as she is telling me she's going broke...geeze!

Thanks, me too. It needs a major overhaul as so many people are in such trouble! Then again, I know I'm speaking to the choir!

I know, you are right, I am going to call her and ask her that very question though...I mean I've asked to reduce the price - we reduced it $1000. and still no calls. The problem is the neighborhood...but not much I can do about that.
One thing that helps is to actually take a picture of the house, warts and all. Just like we don't always realize how fat or frumpy we look until we see a picture, a lot of people have no clue how dumpy their house may look.
Unfortunately, once they're in La La Never Never Land, it's hard to get them out.
