Below is the latest market statistics for the Bonita Springs & Estero Florida marketplace. These statistics are taken directly from the Sunshine MLS system.
Notice the latest numbers give reason to be moderately excited for the first time in many, many months. The % of homes sold has increased for the overall numbers and in many of the price ranges. The other noticeable improvement is the number of months of available inventory (absorption rate). This number in overall and many price ranges have been cut in half.
We have had a very active winter season here in Southwest Florida. The number of showing appointments has doubled year over year and some of the sales numbers are better as many folks are now pricing properly. When a home is priced properly; it sells.
I have 2 closings scheduled for this month and 2 more for next month. The reason our closings have been on the rise is that I take great pride in supplying the selling public with the correct and pertinent data to help them properly price their home in today's market. Most of the sales are coming from my listing inventory selling.
What we set out to attain is to bring a new piece of property to the marketplace in it's most favorable positioning and what we call "energy" priced. The competition is very strong with competing resales as well as builder closeouts everywhere with incentives that are hard to match.
