You know... a funny thing happened to me on the way to the forum...
Driving around I have noticed that there might yet be a solution to HELP not fix but HELP some of the affordable housing shortages...
PRICE DROPS
Specifically on condo conversions and new communities that DO have immediate availability. I've noticed that The Colony Townhomes at Boynton Beach specifically has lowered their prices! This past week, in fact, they dropped the prices $10,000. Sure, they're still $319,900... but that's affordable per the State and County!
But that's not all... so many developments have had contract cancellations, poor sales and stalled inventory that they've started cutting prices down into the $200Ks!! I've even been seeing under $200K!!!
So.. perhaps the counties need to take stock of these properties and offer some incentives to builders to bring down prices on stalled inventory to create more affordable housing. Use the workforce monies and low income grants to attract buyers to those units.
We could also have local authorities incent builders and developers to turn these into affordable and workforce housing by offering them the opportunity to build elsewhere at higher price points without affordable housing quotas!
