I am on the last day of my remodel on one of my rentals. Today is final Cleanup. I am leaving after this blog to go pick up my tools from the house, and bring them home for a good cleaning and storage in my "Vault" (Remember, I used to own an Alarm company)
Anyway, I own a lot of tools. I am Homer from Home Depot. I can use all of my tools and I enjoy the hell out of building things. But a tool that is not used is worthless to you.
So the real title.....................
It's not the listings you have but the Listings that you can sell !!!!!!!!!!!!!!
We all know a "GUY" who can list-list-list! But he is always working like mad to make ends meet these days. His sign is up everywhere and staying up. That is happening allot but that one guy.....I know you know him.
He has all of the tools. the 1800 #, the web sites, the open house kit, the talking houses, the coach, the call back company, the fancy letters on his business card (TNT, FBI, CIA, WCR, WKRP, VIAGRA, EPRO....)
But they are all in the vault. He mentions them to get the listings, but then doesn't deploy them. All of the tools are getting rust on them because he isn't using them enough. He might as well give them to good will. They are all available and part of his listing presentation, but in the past five years he hasn't needed them.
But what is the tool that is needed the most......He has everything available.
A $5.00 Calculator with which to price the property correctly. Available at Walleyworld and capable of leaping large CMA's in a single bound.
Priced right, two families will trade igloos and move next door. So it isn't the listings you have but the listings that you can sell and the tools you can (will) use.

Gary: Lighten up on yourself! You make some good points and in "challenged" markets, there are two things within the seller's control: Price and property condition.

umm....I am not hard on myself......The guy in the story isn't me. My added comment was just a joke.
Gary, Amen bro!! My HP 12c I have had for 25 years! It has literally made me truck loads of money. I love that thing. Of course you do have to have a brain to go with it. Still working on that.

I never take enough before and After Pictures. When I start my next project, I will take a full series. Maybe I will have a new apprentice to share the work and of course profit.
Today I need to clean out the Vault, and install an electric Gara...er. Vault door opener.
Hey, Peach Schnapps again...and with that I am going to go select one of my various adult barley based beverages, turn off the computer, and teach my children the fine art of putting scooters and Bikes where they go.
Gary he's right "go build something" if you can't something around there perhaps you and your tools could come re-build my balcony before my husband falls through the rotten wood. Kum La Ka Lakka.
