In 2005 Writing the words "contingent upon the sale of exisiting property" was the norm. It was a hot market, and houses were selling nearly as fast as we could list them. We weren't "sales people" nearly as much during that time as we were order takers.
We witnessed housing history being made.
Unimaginable prices were being achieved.
Houses came on and went off the market in record time.
Banks threw money at prospects by the boatload.
For everyone there was a home and for every home there was a mortgage product available.
No money down! No prinicipal payment required!
No credit no problem!
BIG PROBLEMS
Anytime you hear "No Problem", the hair on the back of your neck should stand on end. This was a predictable mess. People borrowed much more than they could ever afford to repay. The lenders encouraged inflating loan amounts. Most folks did not stop and think before they signed on the line.
Few people watched the calendar and when the loans began to re-adjust the bubble experienced a cataclysmic burst-it erupted with such velocity that it covered the Real Estate Market with a thick coat of dust it smothered it completely. Oxygen deprived homes withered on the vine. Selling times went from weeks to years. There were few signs of viable life left.
BUT
As with any disaster natural or man made, life has an interesting way of regenerating. Over time, growth will come.
YOUNG COUPLES WHO WAITED IT OUT
Young Professionals who waited out the feeding frenzy are slowly coming back to the market. There is a good selection f homes they can now afford. Working with a Realtor they are achieving successful sales. Fulfilling their dream of owning a home. These are the people who make our jobs rewarding.
Just a few short years ago, they could not afford to buy a home. They worked hard, saved their money and protected their good credit. They are our customers of today. They are smart. They have done their homework. They know what they want. And they recognize a good opportunity when they find one.
In looking at what money will buy today- gone are the contingency contracts of the past. If you don't have to sell your home don't.
If you are looking for a great deal...than now is a good time to buy.

Allison - This is so true. I hope that buyers in your part of Florida have the opportunity to read this. Now is the chance for these clients to enter the market that they formally wished they participated in 3 years ago or so.
ALLISON - The homebuyers that were forced to wait it out are some of the best buyers out there right now. Anytime I find someone that is renting, I know that my job is going to be much easier.
Great time to buy now if you can get a good deal where you can actually build equity the right way.
