The odd number or the asking price tells me that there is not a lot of room for negotiating but who knows for sure? I have some added information regarding this theory. There are quite a few deals in Sanibel/Captiva.

659 Donax at $524,000. Yes its small but has pleasant "Island Hawaiian design" Has a pool. Regular sale. This one looks like a good investment/ rental. Great Sanibel island home.
1381 Jamaica. Short sale. Pretty close to the beach. Tradewinds so its 12 times a year max rental.Has a pool.$460K is pretty good for the area.

Ah yes, I remember looking at Florida homes years ago and loving those with screened pools and canal access. Fortunately though I stayed put because the company trying to woo me from another job soon fell on hard times.

James: Sanibel is a great place to live in. The market has been very strong for the whole county for over 6 months which is not surprising considering the deals we have not only in Sanibel/Captiva and Fort Myers Beach but from Cape Coral all the way to Naples. Homes have gone back to 2002 prices and its not unusual to have homes for sale with 2 or 3 offers. Specially these hot homes under $120,000 in Cape Coral. What do you recommend for potential buyers with a credit score of under 680?
