Real Estate Market Report October 2011: Homes for Sale in Timber Pines, Spring Hill, Florida

October 2011 resulted in a positive upswing in home sales in the Timber Pines Golf and Country Club community in Spring Hill, Florida.

While there was just one less closed transaction than in the previous month, buyers bought homes in the higher price ranges resulting in dramatic increases in the median (+36%) and average (+42%) prices achieved for October in Timber Pines.

The number of properties under contract in Timber Pines also increased since last month.

What might be the trend in Timber Pines for the coming months?

The Timber Pines Golf and Country Club community is a 55+ community that enjoys great popularity because of its golf course, beautifully maintained appearance, and many amenities it has to offer its residents.

Winter months are typically a busy time for Timber Pines with many winter visitors considering a permanent home in the area. With great inventory of homes for sale in Timber Pines available at attractive prices, showings have increased in the last several weeks.

This increase in activity is already evident in the increase of properties that have gone under contract.

• Inventory of villas for sale in Timber Pines also increased.
• The price range for maintained villas remained stable.

• Sales in Timber Pines in October 2011 decreased by only one compared to the previous month.
• Of these, six were single family homes and one was a maintenance free villa.
• Price range of sold homes in Timber Pines increased both at the lower and higher end.
• As a result of several homes sold in the higher price brackets, average and median price ranges considerably increased in October.
