What are New Tampa Tenant Prospects Looking For?

With so many people jumping into the rental market here in New Tampa, it is important to understand that renters generally have different priorities then home buyers. Maybe even more importantly, these tenants have very different priorities then the homeowners they will be renting from. Therefore, homeowner expectations need to be managed, along with marketing plans, to better serve the true customer... The Tenant!

What are some of the things New Tampa Tenants are looking for:

1. Bargains - With so many New Tampa Home Rentals available, some are very interested in "playing the market" and getting the lowest rent possible. Many will try to negotiate the rent or look for some form of move in special. Perhaps the most sought out rental properties in New Tampa are 3 Bedroom places for under $1200, which have been appearing in the market.
2. Forgiving Pet Policies - People love their pets, we all understand this, but for some reason most landlords begin thinking they will not rent to pet owners. In New Tampa, that really limits the market as more then 90% of the tenant prospects I deal with do have one or more pets.
3. Fenced yards - Not a common commodity in New Tampa due to Deed Restrictions, specially with investment property, many have used this as a primary focus for a rental home - more important then how big or nice the home is. Again, people love ther pets and want to let them run around for a while.
4. Location - This is an item most homeowners can no longer control, but many tenants are looking for something in New Tampa, south of I-75 for proximity to USF or the hospital. There are not many rentals in Tampa Palms.

Perhaps the biggest challenge for a New Tampa Property Manager is to find a way to differentiate arental property from the others readily available in the market. A great location, like Tampa Palms, or a fenced yard almost anywhere in New Tampa, have built in differentiation that is important to tenant prospects. While other great features, such as upgraded kitchens, floors, crown molding, etc. may help in selling a home, these features may not add enough value to satisfy the bargain hunter from looking to the lower priced rental home without these features.
