What's Happening in the New Tampa Real Estate Market Now?

It's currently taking almost 4 months (109.67 days) to sell a home on average in the New Tampa Area.
How do you know it's a Home Buyers Market? Whenever you have more than 7 months of inventory it's commonly accepted that you have a Home Buyer's Market.


This shows New Tampa Florida sales were strong in May at 47. New Tampa area Real Estate sales were up to levels of August 2006, however, in June the number of homes sold was only 14 - the lowest number sold in over 1 year, so it will be interesting to see what July brings.

Hey you did the graphs, great job ! This is so much easier to read and since most of us skim it helps.
Teri - we'll see what this month brings - but it's still a very desireable area with Golf and County club communities and lots of newer construction which attacts many families relocating to the Tampa Bay area.
Susie - Are you seeing more action in the Valrico and Brandon area. Many in Tampa Palms are motivated to sell - now is the time of year before school we hope to see that happen.

It's not hard, it's ridiculous! I feel like I was gone for a month and it was only 6 days! I was showing a property the day I got back and the customer asked if I had just come from the beach because I was glowing....is that too cool?

Excellent information for your Clearwater clients. Are all the neighborhoods in your area or is there variation between different areas?
Irina - thank you for your kind words - I do enjoy sharing what's really happening in the New Tampa and the Tampa Bay real estate market.
Rita - we have lots of different kinds of neighborhoods in the Tampa Bay area - some deed restricted some aren't; some have golf and country clubs some don't, some are on the beach or intercoastal and some are on large lakes. This is a booming community in the Northeast Tampa area.
Cyndee as usual you are on top of the New Tampa Fl real estate market. I love your graphs as well!

nice job with the graphs - I love these and need to get the drift of how to do them.... but my AR time has become limited to 10 pm to midnight lately - which limits what I can stop and figure out....

What I meant to ask was whether or not this general trend holds for all the neighborhoods in your area. Does Clearwater have some hot or cold areas that are different than the rest of the market?
