July 2009 Real Estate Market Report: Glen Lakes, Weeki Wachee, Spring Hill, FL

The Glen Lakes Golf and Country Club Community is an upscale gated community located on the west coast of Central Florida just north of Tampa and west of Orlando. This community offers 24-hour security, an elegant clubhouse with restaurant, fitness facilities, tennis courts, a beautiful community pool, and more. Glen Lakes offers homes in a variety of styles and sizes many with golf course frontage or beautiful lake views.

Glen Lakes Homes for sale inventory decreased in July with list price range remaining the same. Average and median prices both decreased once again over those of the previous month. Of the three homes in Glen Lakes currently under contract, two are REOs and one is offered at market value. There were two sales reported for the month of July, both buyers paid cash.

Price Range: $99,900 - 600,000

Median: $272,500

Average: $289,379

Days on Market: 199

Under Contract: 3

One of these is under contingency contract, the other two are pending. Two of these properties are REOs.

List Price Range: $100,000 - $359,000

Sold in July 2009: 2

1. $220,000 cash purchase for a 3 bedroom, 3 bath, 2 car garage Pool home built in 1995 with 1995 living square foot. This home was sold as a short sale after being on the market for a total of 870 days.

2. $278,000 cash purchase for a 4 bedroom, 2 bath, 2 car garage home without pool, built in 1999 with 2945 living square foot. This home was on the market for a total of 685 days.
