Short Sales Do Close! Celebrate The Victories!


We closed on another one of our short sale listings last week!

This closing was sweet sorrow because it was the story of the man we met who loves life and was stricken with Parkenson's disease.

The negotiator was so happy that she emailed us with exclamations, "The short sale is approved, attached is your acceptance letter." It also happened very quickly compared to many other short sales.


We printed the acceptance letter and discovered that the PMI company wanted our client to carry a note for 15 years with payments of $150 a month towards the deficiency. WHAT! We were livid! This is a forced into retirement gentleman by a disease he has no control over. When I told the seller what this letter said; he said to tell them he may not even be alive in 15 years. We fight for our clients and thus, we went back to the negotiator to tell her that he is not going to be signing any promissory note. The buyers even offered to pay the amount that these payments would equal to to the note holder. I explained to the negotiator how this elderly man just got stripped of his entire life's career when his Captain's license was taken away from him because of Parkenson's disease.

This was a Fannie Mae note but with PMI. The negotiator was a really smart lady and she went to bat for our client. She called the PMI company who said that this was cut in concrete and no one was going to change the position of getting this promissory note from the seller even though they see that this is a super real hardship. The negotiator had a cousin who was diagnosed with Multiple Scoliosis so she was very passionate about the plight of our homeowner. She went above this person's head to the PMI manager. She began yelling at the manager of the PMI company about this ridiculous condition for the short sale approval due to the circumstances. Finally after a while of raised voices, the manager at the PMI company said that he would discuss this with upper management and then they hung up.

Well, within 5 minutes she received the email from the manager at the PMI company giving the go ahead to close without the promissory note and that he would be relieved of any deficiency. Our negotiator at the servicer was a gem! You don't find many of these negotiators that really fights for the homeowner to get the short sale approved. When she called us to tell us what happened, her voice was totally hoarse and she could barely speak.


The buyers were wonderful and compassionate. We all worked together to help the seller gather up his belongings and move out the home he loved but could not keep due to his Parkenson's condition.
