There are different steps in the foreclosure process from notifications to actually going court. Since I am not an attorney I will not expound in great detail regarding the steps in this process. Nevertheless; you need to know that there are still options available to you.

One of the solutions and ways that you can avoid the foreclosure is to sell your home for less than what you own on your home which is called a short sale or quick sale.

Most homeowners have no idea that this is an option on the table for them.

We have helped many homeowners in this same situation with this short sale information.

You can hire a short sale real estate agent or an attorney to negotiate your short sale for you. Please stay away from national companies that process short sales and ask for a fee upfront. Stay away from companies that tell you that they will buy your property from you and then sell it to someone else before you close with them. Many lenders are refusing to allow these companies to buy your property. We also strongly suggest that you DO NOT turn this into a do it yourself project. You really need someone who can negotiate for you and help guide you through the process.

In a nutshell; the short sale process consists ( but not all inclusive) of:

  • listing your home for sale with an agent that knows how to do short sales,
  • getting an offer on your home from a prescreened and qualified buyer,
  • preparing the paperwork that your lender requires called a short sale package,
  • checking on all the liens against the property,
  • getting a HUD1 which is the preliminary closing statement that shows your lender what the cost to sell your home is going to be, which we get from our title company,
  • your lender will get an estimated value ordered
  • and then they will make a decision or send it out to the note owner whether to grant you the short sale or not and with conditions or not.
