Wellington Florida Real Estate News- Your Property Tax Bill.

According to the Village Of Wellington town revenue has fallen for the third year in a row. When the money was being raked in when new housing permits were being applied for and the values were going up on existing housing and people were flipping their houses left and right- well, my thinking is that they should have been saving that money for a rainy day.

Unfortunately the village spent the money nearly as fast as it was pouring in. Also, the town counsel-people told us that if a town has too much money in their savings account than they are not qualified for certain federal programs. That makes no sense but then again I don't think there is any federal program that provides incentives for frugality.

The Village of Wellington is reducing its spending and services now in order to keep our taxes as low as they can for their 2010 budget.

The main focus this next year will be on residents' desire for safety and security:

  • Public Safety: There will be a contract increase to the Palm Beach County Sheriff's Office of 6% in 2010. We have a very safe village. We don't even have our own police department. The village contracts the Sheriff to provide for the public safety and the Sheriff has a small sub-station here in Wellington Florida.
  • Capital Projects That Create Jobs Program: The village got money from the stimulus package to rebuild Forest Hill Blvd. I personally don't agree with this because a building project in our town is only giving temporary work to a few people and is not going to significantly do anything to help the economy. But whatever, it is what it is...
  • Safe Neighborhoods: Safe neighborhoods is the top priority for all the residents here in the Village of Wellington Florida. So there will be an investment in code enforcement and nuisance abatement. They will also be setting up citizen patrols in certain areas in Wellington.

It looks like the Village of Wellington is going to reduce spending by 20 million dollars. They are going to do this through:

  • Changing hours at all of the Village offices,
  • Mandatory unpaid furloughs for employees,
  • Elimination of raises,
  • Reducing benefits,
  • Eliminating non-essential capital expenditures,
  • Eliminating positions by consolidating services.

There is also a rise in cost for our solid waste collection which is included in our tax bills to $165 per property. This includes your bulk curbside pickup. I don't complain about this one at all. That is not alot to pay to get curbside garbage pickup twice a week including recycling, landscaping pick up and bulk pickup. I don't know many states where you can leave an old refrigerator at the curb and it will be gone in the morning! I am happy to pay this fee.

The ad valor em tax rate is now set at 2.8 mills. That is up from 2.34 mills of last year for the same amount of revenue.
