Wellington Short Sale- Successfully negotiated and closed!!!

In-take evaluation completed on April 5, 2010

Listed on April 13, 2010

First approved short sale price $220,000.

First buyer gets loan denial - we have to start all over again.

Lender was Wells Fargo.

Amount owed on the property $381,000.

Final purchase price $210,000

Debt totally forgiven, $3000 to the seller, no deficiency, no promissory note, HAFA approved short sale.

Final closed date April 19, 2011. Nearly one year later!!!!


  • We had multiple offers on this property. Lots of them.
  • The sellers chose one offer that appeared to be the best one.
  • The buyer's agent said her buyer was fully approved. They had the letter to prove it:)
  • The buyer was represented by another agent not related to our company.
  • The buyer was so totally in love with the house, got to know the sellers, had similar interests.

On the day of the closing, the buyer got their U-Haul, had all their belongings in the U-Haul.
They went to the closing. The sellers go to the closing.
They are sitting there and the buyers lender calls in to pull back the loan!!!
It was one of the most heartbreaking scenarios. Everyone was devastated.

The good news was that we could put the property back on the market with an approved Wellington short sale price. But then the next offers started coming in at $175,000 and $170,000 - too low-
Sellers refused all those offers as that would be a waste of time.
Then we finally got an offer of $210,000 and we had to start the short sale all over again.

But this time it went a bit faster to get into negotiations and get to closing.
Finally, got to closing!!!!
