Now in the past I know that a few of my friends in the mortgage business get on me because ..according to them ...I tend to rant about my "not so great experiences with lenders." Oh...I bet if you go back and read a few of my other posts you would probably feel the same. But this post isn't about a lender presenting us a commitment on time. I'll save that post for after the closing and then I'll plaster his great name all over the web! You know why? Because I promised to...just as he kept his promise I will keep mine and now I can praise instead of ranting.
This is another "great news" story I will tell you about. When a Realtor® is waiting for a deal to close on time let alone close at all...we tend to get antsy waiting and hoping there won't be any last minute snags. This is about how excited I am because this deal was given to us 2 weeks ago with the promise to close by Monday.
Everything is going great and I happen to go over to the property yesterday just to take care of a couple of small tasks. Well if it wasn't enough...I was so happy with the way things were going that when pulled up to the property I noticed something unusual...there were survey flags! Yes! survey flags. You know...those little orange things that are sticking up from the ground. Not those little flags we see here on Activerain. Usually they do this right before a closing. Most people will wait so the cost is not wasted if there is a problem. Yep...those are my proud photos!
Well the reason I am so excited to tell you this is because in my experience as a Realtor® ,I have been lucky enough that seeing those flags was a good sign that we should close this puppy. Some agents might differ in opinion but I'm so positive on this one that I am ordering my new Lexus SC 430! "Yeah right" just kidding! I just know this one will be easy.
I thought this was a good sign and hopefully keeps us all in a positive frame of mind during these difficult times.

Neil,
I'm with you, I think any good that comes your way is rightfully earned, and I too love Survey markers, it's always a good sign.. Good Job.
Tom Weiss
You're right...sometimes it gets hard.... I still say that these hard times will clear out the unethical sponges. I'm going to work on just doing what i need to do ... for today.
Thanks for the positive look....I'm going to go in the group now.
Congratulations to you! I am still waiting to hear from this Attorney to schedule my clients closing (hud home). Have a great day!
Congratulations, great positive experience. Show us your car when you get it. My lease is up in Sept so I'm trying to figure out what to do.
Neal - although your survey markers look different than ours... I know the feeling - life is good when they are where they are suppose to be and in place on time - good for you
I get excited when we hand over the keys to the new home owner.
Neil, glad to see that you are going to cut us "Mortgage Geeks" some slack this time. After all we have to get one right every once and a while :)
Neal, Neal, Neal, Ok So I did say it I admit.... But I also know you are going to close on Monday based on our phone conversation. Have a great weekend.
WOO HOO to survey flags. Congrats!
Tom,
They always seem to go fine with me.
Sally,
You got to be positive..no neg left.
Lorinda,
Good luck with yours too!
Missy,
Those are the actual ones..I took those pictures..but I always saw them as orange flags on a piece of metal.
Thesa,
I'll take it. I haven't seen many ..because we have been selling condos and we couldn't see them.
Randy,
So do I but flags are even appealing to me:)
George,
Like I said..I have no problem complimenting people in our industry.
Matt,
I told you I will plaster the guys name in a blog if we close.
Nancy,
I forgot what they looked like for a while. We have been selling condo and we never see those.
Survey flags are good. I like those little suckas. Now let's hope the next thing you see is a check!!!!
BB,
The check is in the mail!:)
I got it. I gotta be me! What else can I be?
Neal - Funny how the simplest things make us Realtors happy these days! Congrats on the close, now go get that Lexus!:)
Paula,
If you are positive with the smaller things..well then the bigger will be even nicer at the time.
Sally,
I love those flags!
I can't wait to be able to invite this guy to Activerain! and I will even write a welcome story about him when we close! Just because I am as happy to praise someone then to complain that they can't do their job correctly.
I hope ya pay CASH for the Lexus 400 series...they are GREAT cars!! I HATE interest on car loans...
OR you could just lease it and take the payments off yer taxes.....
Either way have fun with the car, Neal!!
(I can wait till I buy my next one...remember about my accident back in Sept 2006??)
=-)
Alex,
It was a joke..I'm not getting that car ..at least for now:)
I already have the SUV.
No I do not know about your accident either..hope you were ok.
We don't do surveys as part of the closing.. probably because we have established neighborhoods with no changes over the years.. so I was surprised to learn you actually do a physical survey..PS.. I love the new Lexus.. actually I love my old Lexus.. best car I have ever owned..
Kaye,
I was kidding ..I'm not going for that car right now...its a mortgage payment..my wife said either live on the driveway or the house")
Our neighborhoods are established...no dirt roads here but they still do surveys...maybe just a cost the title companies can justify charging?
Good luck for a successful close Neal. Just got my flags out a few weeks ago then the buyers got the ol buyers remorse. Two days later, I found a new buyer so it all turned out great. Aloha.
All good signs these days are very good signs indeed. We've just been through the most difficult contingency release since we've been in business. It's seemingly behind us now. We rarely ever see a survey done up here, but a new escrow is now a good sign. And multiple offers, now rare, are very good signs. So's a lead coming off our blog. They're here, we just have to look for them, and recognize them when we see them.
Cheers, and thanks again for your invite to join your bronze star club.
Neal,
What i CAN i TELL YOU YOU ? you are absolutely 100% right, I agree with you, great blog and nice to see you again :)
ray saenz
Neal-hmmmm...to me it used to be a good sign. The best sign is the final sig's and a closing check in hand. I have seen so many deals lately making it almost the closing table....survey flags or not...boy has times change. Hopefully it will be another successful closing for Neal Bloom....remember you have to get that new ring for the wife!
David,
Thanks...thats nice to hear.
Hi Gary,
Hopefully some good times to come...thank you.
Ray,
Thanks for stopping by and reading my post.
Midori,
Times have changed. But I'm sure a survey flag is at least sme good news.
