Previewing homes for Atlanta Real Estate Buyers Clients! Why I always prefer to see the home before if I can?

Every day I get calls and e-mails asking for information about Atlanta GA real estate, typically in the Buckhead, Garden Hills, Chastain Park, and Sandy Springs areas. Knowing the market and staying on top of what’s available, what price points are selling, where there are well priced homes and where the sellers might be a bit out of their minds is important to stay on top of for our Buyers and Sellers!


So, part of what Tim Francis Realty incorporates into our mental databases is the current home inventory of homes for sale in the Buckhead Communities of Atlanta for our buyers and sellers. We do this by checking out area caravans – homes held open on Tuesdays – typically from 11 -3 (or some times in those time frames) as well as hosting caravans on our listings which allows other buyers agents the opportunity to keep up with the market.

Besides Agent Caravans, we often try to preview homes prior to showing buyer clients to eliminate the “surprises” of homes that just don’t match their needs, wants and value for the listing price points. Sometimes a home might have gorgeous pictures, but shows horribly. Other times the light and bright factor of the home or flow is terrible and that’s not something one can easily determine by seeing the pictures. Other times the pictures are horrible (agent should be shot, but not legal in GAJ) and the house is much nicer than the one or few pictures show when the search is on.

Then, if I’ve already been in the house, I am a lot more confident about how well it will match my clients’ needs. As well, the second time I am in the house, I can look for the details I might have missed the first time I see a house. Along this same line, if I have folks who are seriously considering a Buckhead home, Tim Francis Realty always recommend the buyers see it twice before putting in an offer. You just learn more that way than one visit to check out your next home.
