Kirkwood Atlanta Home Sales Update for October 2011

It was a pretty quiet month for Kirkwood Atlanta home sales, with only 7 homes selling in October.

The average home sales prices were up from the previous quarter, with the average sale price up more than $20,000 ($197,296 versus $228,700). October's average sale price is close to what we had in the Spring, so hopefully it is a good sign for 4th quarter!

Interesting Finds This Month

• Almost 40% of the homes sold for less than $100K -- This was almost unheard of a few years ago
• 6 of the 7 homes had to reduce their sales price
• 6 of the 7 sellers paid all or part of the buyer's closing costs (so if you are thinking of selling your home, be prepared to contribute to the buyer's closing costs)
• The average time to sell a home was 99 days -- this is up from the 75 day average
