I received a call from an investor last week who has a condo for sale in Buckhead, Georgia. Fortunately, I was going to be in the area when she called so... we were able to hook up on the very same day.
After having visited the condo, I knew exactly the look and feel we were after. Armed with this insight, I created a list of the furniture items as well as the accessories needed that would compliment the look. At Georgia Interior Solutions, we give the client the option of leasing the furniture/accessories or to buy them. In this case, with her owning several other homes, she elected to purchase. The owner did an incredible job with purchasing exactly what I had outlined.
Despite the wonderful view this condo offers, the rooms just weren't captivating. As a result, prospective buyers were passing on this condo.

I'm a Realtor in California trying to decide how to best locate and partner with a stager in my area. I would like to offer staging services of some kind (first consultation ??) with each listing as part of my service, but of course I don't want to be paying out of my pocket up front before I get paid. Is there a win-win way you would recommend?

Debbie - That's great that you are seeking to partner with a stager in your area. I would try doing a search in Active Rain as I know there are a number of different stagers who reside in California. As for a solution to offering this as part of your service... What you may want to consider is having the owner pay for it and then reimburse at closing. I'm unclear if laws prohibit such an activity so I would definitely check first.

Another great job. I was wondering how you get such beautiful photos with all the sun coming in? Every time I take a photo in the direction of a window, it comes out very dark. Was this one taken by your professional photographer?

If you don't mind me asking, what kind of camera do you have? It takes beautiful pictures. I have not been very happy with mine. It seems that I may have a great before picture, but then the after turns out terrible and I can't use it. When I look at your before and after pictures, I am convinced you are a great stager. Your pictures are very powerful.
Any info would be greatly appreciated.
Hi, Christine - The camera is a Sony Cyber-shot. I got the one with the double anti-blur technology (which helps tremendously). For editing, I use Picasa. It's very easy to use and it's free!
