Are You Looking "DOWN" on Home Staging?

I took these photos of a great room in a vacant home I just staged with furniture and accessories. The pictures were taken from the second floor cat walk.

If you have a listing where the floor plan will allow you to take photos from above looking down, always take advantage of that for your flyers, brochures, and Internet marketing. As you can see, this makes for a dramatic presentation. Also, standing up on a ladder to take the photos will produce a similar effect.

According to a 2007 report published on Realtor.org, 61% of home buyers choose to physically walk through a home for sale that they first viewed on line. 23% found an agent as a result of using the Internet and 74% drove by a home previously viewed on the internet.

With home buyers now viewing properties on the market via the Internet; home staging and photo presentation are marketing tools that can make the difference.

I was always against staging until I gave in and had it done.  What a difference.  I'm all for it now.

Hi Karen! What a nice idea, the pictures look really great when you look down on them.

WOW, looks great!  I know an agent that actually takes doors off for photos to better frame the pix!!

I have a very expensive property for sale that is vacant and those that have seen it are consistently saying the floor plan looks small for the money the sellers are asking, now I know that is a buyer's ploy.. but I do see the same size unit looking so much better "staged".. Steve

I love the looking down pictures, it really gives perspective and a feeling of space.

Hi Gary!  so glad you took the time to comment.  I think once you try staging you get hooked  -- it's all about merchandising -- like a window display; so people come in the store!

Karen ~ What striking pictures!  It looks like a very lovely house, and I like the way your furnishings and accessories enhance the room and fireplace.

Great photos!  It is nice to get a little bit different perspective than what you normally see online - it makes the photos stand out just a bit more.

hi Laura -- I have some pictures that I wish the doors were not inhibiting; never thought to take them off!

thx, Steve, for the confirmation regarding the comparison of the vacant listing vs. the staged.  Good staging will grab the heart strings for sure!

thx, Kathy for the kind words regarding my choice of "stuff"!  ;-)  It is a beautiful home.  It had so many striking features to work with!

Hi Kristina -- photo presentation is the ultimate MLS marketing tool today.  That's what brings in the showings for sure!  Thx for the comment.

Karen, first of all, lovely photos of a great job! Now on to the point of the blog, or is that two points. 1) I love your great idea for "looking down" while photographing. And 2) as some of these REAs have noted it is time to stop looking down on staging and simply give it a try. You done did a good blog, my friend!

Karen;

It appears "looking down " is now Looking Up!!!  Wonderful way to get the " points " across!  A picture really is worth a thousand words and in numerous cases thousands of dollars!  Shake them staging pom-poms Karen...you are spreading the word and the results one home at a time!

hugs and Cheers!

Nice Job Karen.  You would have never noticed that great window with a straight on shot of the room.

Thx Yvonne!  Yeah, I do kind of "Multi-message" in hopes everyone finds something that floats their boat!

HI Gina!  I listened to our achieved interview from last Friday; e did good girl!  Love your line here . . . looking down is looking up!  Clever!

Hey Kristi!  how goes it?  It's an awesome HUGE window.  There were really cool features all the way through the home!  fun, fun, fun!  Thx!

Karen, I just love overhead shots of a room and I take them every chance I get.  Yours of course look great.

Hi Gary!  Thx, glad you like the photos.  Thx you also for always taking the time to stop by and share a comment!

Karen ~ Your staging, and your photos, are AWESOME!  What a powerful testament for the benefits that staging provides.  This room is now very inviting and buyers can imagine how it would "feel" to live here.  Great job (and I love the metal wall decor too!)

Nice job, I always have funny results when I try to do this, perhaps I should try the ladder.  Great photos and great staging.

Thanks for these stats - great reminder for people who don't yet know that there is a new paradigm when it comes to selling your home.

Re: aerial shots - I know a couple people who bring a small stool with them to the job so that even in homes that don't have the 2 story shots, they're taking pics from a higher elevation. This can be particularly helpful in small bathrooms that are so hard to get good shots of.

Karen,

Not only does it work for big rooms but it's the perfect solution for small bathrooms.

Hey Maureen!  Thx for the kind words regarding my staging.  I think the metal wall decor came from Ross's or was it TJ Max?  one of the two.

Hey Terrylynn -- try the shot at an angle -- if you look at mine here, the center one was taken straight on and I think it is the other two at an angle that pull it together.

Hi Janis -- you are the first to mention the stats -- I as well thought that was good info.  The one that has really soared since last year is that so many home buyers are choosing their realtor off the internet -- up from about 15% I think.

Great shots and be careful on those ladders! John, the photographer gets in some really strange places but he gets some really great shots in the process. Sometimes putting the camera inside a kitchen cabinet will give you a great perspective of the kitchen too.

I have a few of these pics but need to take more.  You are right--much more dramatic.
