Here in Atlanta, we have an overwhelming quantity of condos on the market. In fact, according to the Atlanta Business Chronicle, there are currently 9,000 on the market with another 17,000 planned units. To read the entire article, hit the link.
Suffice it to say, if you're looking to sell, you're going to need to differentiate your home from the others on the market. Once a buyer has chosen the location and the price range for which they're willing to pay you can be assured that they will be looking at several units and not just one.
Home Staging provides the greatest opportunity to help make your home memorable to the prospective buyers. Case in point; here's a note I received from the sellers of a condo I had staged.
She was looking to purchase an empty three bedroom unit. Then saw our two bedroom unit that had been staged and fell in love with it. I can't give you enough praise for all your staging talent. If this deal goes through, Bob and I agree you are the one to receive the credit. We certainly couldn't have done it without you. This has really shown me the true power of staging.
Here are a few pictures taken after we had staged their home:

Looks beautiful Kathy! We can't forget about condos, it is an important market and there are so many of them. It is important to differentiate.
Great job. I love the coffee table.
In our area homes are becoming more stable price wise, but condos are often still falling in price. Some are even as nice as the one you present, but hopefully the entire market will stabilize soon!
Kathy ~ Condo sellers in Atlanta should be knocking your door down to come help them sell their properties! I can see why this buyer fell in love with the unit ... your use of color and proper furniture placement highlighted all the condo's best features. And your photos are superb!
Kathy: Very warm and inviting. You worked your magic again. I'm sure it will sell quickly.
Hi Kathy... I live in a 605 unit condo here in Dallas and at any given time 50-60 of the units may be on the market. Since the finishout options when they were purchased were basically flooring, kitchen cabinets and paint colors there is very little that differentiates one from another. If you show as few as 3-4 of the units they even start to blur together. Staging is a great way to differentiate that many condo owners never consider. Great idea.
Cari - I agree; we can't forget about the condos!
Wanda - I too like the coffee table. It's one of my most favorite.
Ronald - I'm hoping the same thing (smile).
Thanks, Maureen & Michelle.
Steve - You're so right; they do all begin to look the same. Thanks for your comments.

Kathy..Love the job that you did...especially like the splash of red in the pillows...
Kathy, fabulous job staging. No wonder the buyer feel in love.
Kathy, Your staged rooms are inviting and warm and no doubt will really impact the stay on the market. This should sell very quickly and your staging contributes so much to this otherwise forgettable property. You did a great job!
