I Just Saved a Client $1,109 in Closing Attorney Fees

It pays to shop for the best closing attorney fees. Saving $1,109 on closing attorney fees is something to crow about. You might ask, aren't attorney fees only around $500? Yes they are but you have to watch out for high title insurance premiums. Attorneys get a big commission on the title insurance they sell.

Here is a summary from two closing statements I had this week.

My one client chose to go with the more expensive attorney because they had a company paid legal service plan as a fringe benefit. They had to use an attorney who was in the plan. Even after their company plan paid the $450 attorney fee, they still ended up paying $659 more than my client who used my recommended attorney.

Some might say that you get what you pay for. But sometimes it's just a great deal. In this case, it's just a great deal. This attorney is a seasoned veteran who runs a small boutique office. He has one processor. When you call to check the status of a file, you speak with the same person.

I'd love to share his information with other agents but I'm keeping him a secret for now. I only tell my paying clients. I don't want to have to fight too much for a closing appointment time. It's kind of like when you find a good handyman.

Our broker encourages us to use a closing attorney in our office. This would make it very convenient for myself. But how can I justify having my buyer spend an extra $1,109 just so I don't have to drive 20 minutes away for a closing? There is another low cost attorney in Atlanta that I know of but it's a high volume business and you don't get the personal touch. My guy is the best of both worlds. Cheap but with a lot of personal touches.
