Tonight, I posted a short article on our main site as a follow up to last night's vent regarding the really rude cold call I received from house.com. Tonight's blog went over my basic procedure for cold calling potential clients, and I want to thank Ron Parise for pointing out that cold calling is not bad. In fact, cold calling something I do a lot, and something I suspect most agents do from time to time. In the event you don't want to click to the article, I'll sum it up. The main problem with the people that are cold calling is that they forget they are talking to other people. They aren't calling inanimate chunks of clay. They are calling people that have schedules to keep, have their own business to run, and have their own set of daily problems to deal with.
My method of cold calling works often, but not all the time. I try to place the call in a relaxed environment, and I adlib the conversation. People are pretty adept at picking up scripted conversations, so I try to converse with them. Usually, I don't get shut out, and a conversation ensues. As I state in my main blog, remember you are talking to people, and treat them as you would want to be treated. Best of luck in your cold calls!
