Located just outside of Downtown Decatur, Oakhurst has quickly become one of Intown Atlanta's most desirable neighborhoods for young professionals and families.

If you are looking for excellent schools, an active neighborhood association, festivals, events, local eateries and pubs, Oakhurst has it all!

The homes in Oakhurst Decatur range in style from 1920s bungalows to post-war cottages, with new Craftsman homes speckled in between. Home values range from about $220K to $675K, with the median in the mid $300s.

SO.... HOW'S THE MARKET IN OAKHURST?

Overall, things are looking up! The number of home sales dramatically increased, homes are selling close to the listing price (about 2.5% less) and the time to sell a home has remained flat.

As for the home values, it is still too soon to tell if they are actually on the rise, as many of the Atlanta "Intown" neighborhoods with a wide range of home values only have a dozen or so home sales each quarter. Depending on which homes are listed during that time period, the average sales prices can often vary dramatically from quarter to quarter (as you will see in the following report).

The number of homes sold dramatically increased (by 20.8%) compared to the same time last year. This could be due in part to the low interest rates and buyers may also realize that we are at -- or close to -- the bottom of the market.

LISTING PRICES VERSUS FINAL SALES PRICE

Based on the 3Q 2011 data, it reveals that Oakhurst Decatur home sellers are pricing their home correctly the first time -- and buyers understand that homes in this neighborhood are in high demand.
