Cobb county home sales. Marietta Georgia Sold homes! We just closed a home in Marietta GA yesterday that was on the market with us for almost 6 months! That sounds like a long time, but was longer was the periods the home was listed with other agents for almost a year and a half and yes, rented out in between. The other company promised a lot of things including a major break on the commission, TV, and real estate magazine ads, but never received one offer! Why? Wrong price! Over 90% of all real estate marketing begins with price. Once the buyer arrives the home has to show well. The home in Marietta needs to have a good location and be priced to appear as a value in tough market.
The sellers were absolutely wonderful, and replaced the master bath with new tile, they repainted much of the home, and worked wiht the buyer to close the sale. Selling a home is more than placing a sign in the ground, your real estate efforts need to be measured by performance. Getting a home sold in this market requires experience, committment, and endurance until the home closes. Your Marietta listing agent needs to underestand pricing, marketing and have the homes sold to demonstrate they have the ability to sell your home. Home sales are measured by performance not empty promises.

Jim, sellers that do updates help get their home sold faster. I wish more understood the need to do that if appropriate.
Gary Woltal - REALTOR® Dallas Ft. Worth (Keller Williams Realty) This seller was exceptional! Hew painted, added a tiled backspash in the kitchen, painted, landscaped, change the tile in the entire master bath, re-did the deck and so much more. The price also moved downward to a correct number, and the sellers still negotiated with that. The sales price reflected a major difference in price from what the previous agents had suggested.
Jim, it is great for all involved when the seller step up. The Realtor is a major player and need to know their market. Pricing to most is the most important step in selling a property.
Frank Rubi Louisiana Real Estate-Homes for Sale (Specialized Real Estate Services, Inc.) Pricing is key in this market. Everyone has to be on board with the truth.
